Living on your own has a lot more expenses than just paying rent and utilities. And be very careful about who you choose to room with as roomies can be a lot worse than parents and steal your savings, too (or at least force you spend yours because they were irresponsible knowing you'd cover them if you had to, and sometimes they'll do it over and over again). Make sure they're not the type to bring thieves over (who won't tell anyone they're thieves, of course, but typically pass for a pretty face or cool party person, and many thieves and scam artists use the cover of religion to get people to trust them as well). I have two residential properties personally owned held in trust, and two more commercial properties inherited from my dad that I have gifted to my kids, plus one more residential property that was given directly to the kids that I don't get to fiddle with.
